Same Job, Different Depth

Both a conveyancer and a property lawyer can legally handle a straightforward house purchase in NZ: title searches, reviewing the sale and purchase agreement, managing conditions, coordinating settlement, and registering the transfer with LINZ. The difference is depth — a property lawyer is a fully qualified solicitor who can also handle complex legal issues a conveyancer cannot.

For most standard purchases, either works well. Where things get more complicated, a property lawyer is the safer choice.

Conveyancer

Handles standard conveyancing steps at a lower cost, typically $900–$1,400 + GST. Best for straightforward purchases.

Property Lawyer

Does everything a conveyancer does, plus trusts, relationship property, boundary disputes and litigation, at $1,000–$2,000 + GST.

If your purchase involves a trust, cross-lease title, relationship property, or a development site, a property lawyer is the recommended choice over a conveyancer.

How to Decide

Is this a standard freehold purchase?

A conveyancer is usually sufficient for a simple residential purchase with no complications.

Is a trust or company involved?

Choose a property lawyer for the added legal structuring expertise required.

Could disputes arise?

Boundary issues, cross-lease consents, or relationship property call for a lawyer, not a conveyancer.
